Old Beans Cottage is an 18th century former washhouse which has been converted into a studio cottage, furnished to an exceptional standard. This period dwelling overlooks water meadows and woodland. It is not unusual to see barn owls and snipe - the owner has erected various bird boxes to encourage nesting. Set down a country lane, the cottage enjoys privacy, peace and quiet. This is a great location for a holiday. Shop: 2/3 miles dependent on direction Pub: 0.25 miles.

East Barsham is a small village nestling in quiet, rolling countryside close to the small market town of Fakenham and with excellent access to the North Norfolk Coast at Wells and Holkham. The area is renowned for its bird watching opportunities with Cley and Blakeney easily accessible. National Cycle routes 1 & 2 will take you through some super countryside and villages. With the coast so close and countryside on the doorstep this is a good location if you enjoy walking. The village pub, The Barsham Arms, is within easy walking distance of the cottage. Restaurants, shopping facilities and farmers markets can be found at Fakenham.
Our 4th visit to this property over the years and Martin really keeps it in fine fettle.
This was our second visit to Old Bean's and it felt like coming home. It is the perfect place for a peaceful and relaxing break and although the weather was unkind to us this visit we still had sight of the Barn Owl on numerous occasions and were lucky to see the Blue Tits fledge. Overall another enjoyable week in Norfolk. Thank you to Martin. We have already booked to return again next year.

A fantastic week in this excellent cottage. Perfect location to explore the area and the views across the fields of the wildlife are wonderful. We have seen the owls every morning and evening. The weather has been very kind to us, so warm and sunny. Thanks for the wine, milk etc and for a lovely stay.
Lovely week, wildlife played their part well. On the last morning "The Owl" came to a post just outside the garden as if to say "goodbye". Hope to be back - Thanks.
An excellent week all round. Old Beans is most comfortable, a perfect location. It's a joy waking up each morning and seeing the wildlife. Saw the owls when the weather was good. Particularly liked watching the hare and saw a fox early one morning. The walking has been excellent too - both coastal and countryside. Many thanks.
Our third visit here, and as good as ever. Next time we come to Norfolk - it will be Old Beans Cottage.
What a fabulous little cottage, perfect for the two of us. Lovely to look at the fields and watch the wildlife. We will definitely be back. We look forward to visiting again soon.
