This stunning 19th-century barn is perfect for groups of adults who want a peaceful, rural location within 7 miles of Norwich’s bustling city centre. Wake up to the sound of birdsong before enjoying the city’s cathedral, museums, galleries and quirky, independent shops. For something more peaceful, take a stroll on the Marriott Way, or head to the Norfolk Broads National Park (19 miles) to explore the picturesque waterways. On sunny days, head for popular coastal resort Great Yarmouth, 26 miles away, with smaller Caister and Hemsby a few miles further up the coast. Traditional market town Wymondham is also 4 miles away, or you could explore the estate itself, including a visit to The Orangery tearoom.

Vaulted ceilings, open-plan living and white walls make this property bright and spacious throughout, which is a stark contrast to the property’s striking dark exterior. Inside, original beams, quirky features and hardwood oak and cherry flooring add character, as well as being a nod to the barn’s history as the estate carpenter’s workshop. Enter into the boot room, where you can discard muddy shoes and coats before heading into the impressive open-plan living, dining and kitchen area. The kitchen has everything you’ll need to cook up a hearty breakfast or a 4-course meal, which can be enjoyed around the dining table. If it is winter, light the wood burner, but in summer, throw open the barn doors and let the outside in. There are two chairs here for relaxing in front of the fire, but if you all want to relax together, head up to the first-floor lounge to sink into a sofa or chair and admire the exposed beams or watch some TV. There are three bedrooms in total: on the ground floor find one king-size with en-suite WC, and one twin, and on the first floor find a further king-size with en-suite shower room. A ground-floor shower room completes the accommodation.

Outside, you have the choice of two outside areas with an east-facing raised patio or a more shaded woodland spot on the north side. Enjoy the wood fired 4-6 person hut tub, or relax on summer evenings with a BBQ, and then gather round the fire bowl for a night of reminiscing and laughter. You can also explore the estate’s historic woodland and parkland that surround the property.

Stunning property in an excellent location, quiet but still close enough to amenities to be convenient. Probably the best equipped rental home I have stayed in, with everything to hand that you could possibly need. Would serve equally well as a base for exploration or as a weeks quiet hideaway. Excellent communication from the owner prior to our Read morestay, giving us full instructions for hot tub care and operation, plus other useful information. Cannot recommend this property highly enough. Hide

Great to return to lovely quiet location after busy day at the beach, house has everything you need and loved the upstairs lounge area to chill out. Perfect for dogs and secure garden, hot tub was a bonus!

A fantastic cottage in every way. Beautifully executed barn conversion with second to none attention to detail. Exceptional furnishings and equipment, 2 lounge areas and excellent kitchen, outside space and hot tub. Very dog friendly. Immaculately clean. Highly, highly recommended!

We had a fantastic week at Pelican Barn, with the options to sit upstairs or downstairs and the addition of a small table and chairs in the kitchen area not to mention the outdoor areas you are spoilt for choice. The kitchen was stocked with every item you might need and more, the beds are extremely comfortable and the location is fantastic, the fiRead morere pit in the garden is a great addition which we used every evening, we also enjoyed watching the birds in the garden whilst we ate our breakfast.. As six adults sharing the property we had three large cars and there was plenty of space for them all. This is an outstanding property that feels like home, if we return to the area we would defiantly book again. we were also greeted by the owner on arrival which was really nice. Hide
